Gunnar Branson Post pandemic, the commercial real estate industry has not only undergone significant changes but continues to evolve. In the shadows of higher interest rates, flattening rents, unprecedented office vacancies, and the approaching tidal wave of loan maturities, investors have understandably been cautious as of late. The market has very much kept them on their toes as they juggle between educated predictions and daily guesswork. In 2024, however, the mood seems to be shifting. Perhaps the industry has come to a kind of acceptance, a better understanding of the issues and how we can work through them. In this presentation by Gunnar Branson, CEO of AFIRE, you’ll gain unique insights into the challenges and opportunities currently facing global investors in commercial real estate located in the United States. Will investors that acquired the right properties at the right prices, with the right vision for those assets going forward, look back on 2024 as a good vintage? Let’s find out! As CEO of AFIRE, Mr. Branson brings over three decades of experience across commercial real estate, professional services, education, and association leadership. Prior to joining AFIRE in 2018, he served as CEO of the National Association of Real Estate Investment Managers (NAREIM), and before that, led strategy, innovation, and marketing for Fortune 500 and mid-market companies. He is a recognized thought leader – a regular speaker, writer, panelist, and spokesperson for the global real estate and investing community – focused on institutional investing, urbanism, sustainability, and future trends. Highlights of his many speaking engagements include appearances on a TEDx stage and television news programs such as CIBC. He also interviews other real estate thought leaders on The AFIRE Podcast.
Tommy Thompson Delaware Statutory Trusts (DSTs) are a popular option for 1031 exchange investors, especially those looking to retire from active management of their real estate investments. They’re “pre-packaged” investments that are professionally managed by DST sponsors, providing investors with passive income, access to institutional quality assets, and options for greater diversification. Perhaps most importantly, it’s a process that enables deferment of capital gains taxes on profits received from the sale of their investment properties. As the population continues to age, more and more investors – clients of real estate brokers – will be looking for such solutions. Tommy Thompson, a widely recognized expert on DSTs in the industry, will cover the following topics in his presentation: • Demographic Trends Affecting the Real Estate Market Tommy Thompson is a national public speaker and educator on capital gains tax deferral strategies for high-net-worth clients. Some of these strategies include 1031 Exchanges, Delaware Statutory Trusts (DSTs), and 721 UpREITs. Mr. Thompson manages the Southeast Division of Fortitude Investment Group, a private wealth management firm with a unique focus on working with accredited investors who own and actively manage commercial real estate assets, but are now looking to be more passive in the later stages of their lives. Fortitude Investment Group is the record holder for the largest DST transaction in history, a $176 million transaction.
Panel Discussion: The Power of Design in Affordable Housing The shortage of affordable housing in the United States has been a long-standing challenge for our communities, one that is often described as a crisis. Why has this challenge proved so difficult to overcome? These three developers and architects, each with a connection to the Master of Real Estate Development and Urbanism (MRED+U) program in the School of Architecture at the University of Miami, are uniquely qualified through years of experience to discuss real-world solutions that would transform our approach to affordable housing. Tim Hernandez, AICP Tim Hernandez is a Principal of New Urban Communities, a builder/developer focused on infill, redevelopment, and traditional neighborhood development opportunities in South Florida. Founded over 20 years ago, New Urban Communities has developed projects ranging from less than one acre to 145 acres in size, including residential, mixed use, and commercial developments of widely varying sizes and designs. In previous roles, Mr. Hernandez worked at Pulte Group, one of the country’s largest homebuilding companies, as a Director and Vice President in marketing, land acquisition, and land development. He was Senior Planner and Director of Community Development and Planning for the City of North Chicago, IL and also served as a member of the Lake County (IL) Regional Planning Commission. Mr. Hernandez holds a BS in Urban Planning from Michigan State University and an MBA in Finance from the Kellogg School at Northwestern University. He is a member of the American Institute of Certified Planners, the Urban Land Institute, and the Congress for the New Urbanism. Since 2018, he has lectured for the Master of Real Estate Development and Urbanism (MRED+U) program in the School of Architecture at the University of Miami, an interdisciplinary, one-year, graduate program that combines the fundamentals of real estate development with livable community planning and design.

Natalia Cebollero
Amanda Bonvecchio and Natalia Cebollero are the Founders and Principals of Vagabond ARQ, a design firm, and Directors of Design, Development, and Construction at The Vagabond Group, a development firm. Both firms are based in Miami, FL. With over 10 years of experience working on adaptive re-use, historic preservation, and new development projects, their company ethos is storytelling through the built environment. Their projects have won awards from the Florida Trust for Historic Preservation, ULI SE Florida/Caribbean Vision Awards, and Dade Heritage Trust. Both Ms. Bonvecchio and Ms. Cebollero are graduates of the Master of Real Estate Development and Urbanism (MRED+U) program in the School of Architecture at the University of Miami. They also both sit on the MRED+U Board as Alumni Representatives and actively seek out opportunities to mentor students from their alma mater and through Women of Tomorrow, a volunteer organization that serves at-risk youth.
